Perth: our fastest growing, most affordable capital city.

But there’s one Australian city that is the fastest growing in the nation, and which is coming off a property market slump.  Perth.

 

Successful property investment is all about the right property at the right time. Since 2014 the median house price in Perth has actually dropped from $545,000 (June 2014) to $522,500 (June 2016). 

 

People put this down to the mining boom.  And perhaps there is some truth to it. But the statistics tell a different story. To begin with, what WA has experienced is the end of the mining infrastructure boom, not the mining boom itself.  There are decades if not centuries of iron, gas, and other natural resources still to be mined. 

 

Few people are aware that mining is only the fifth biggest employer in Perth and accounts for only 7% of jobs. Perth is also growing faster than any other capital city and some experts predict it will overtake Brisbane and reach 3.5 million people by 2050. 

 

Perth has excellent proximity to Asia and is the headquarters for more ASX listed companies than either Sydney or Melbourne. Whereas Sydney, Melbourne and even Brisbane must compete with each other for business and events, Perth is on its own. 

 

These are all reasons why Perth is a good option for long-term investing.  But with the property cycle as it is, Perth is even a better option now. Of course that doesn’t mean that any property in Perth is as good an investment as any other. The fundamentals of quality housing stock in areas with good access to infrastructure and facilities remain.
